Few things frustrate a pool owner more than paying for a leak repair, seeing the level hold for weeks, and then watching it start dropping again. Doubts follow. Was the repair wrong? Is the problem bigger than we were told? Recurring leaks have identifiable causes, and most come down to one thing. The previous repair treated what showed, not what caused it. This article explains why repairs fail, how to re-investigate from scratch, and what to ask for next time.

Why leaks come back

  • Incomplete diagnosis, where one leak point was found and fixed but a second source, such as a buried pipe or light niche, was never tested.
  • Treating the symptom, such as regrouting tiles while the real crack sits in the concrete beneath, or drying a damp path while a return line leaks.
  • Unsuitable materials, such as surface sealers not meant for submerged use, or rigid products where flexibility is needed.
  • Too little curing time, with the pool refilled before materials have set.
  • Ongoing structural movement, where a crack caused by soil settlement reopens after being sealed.
  • Excess pipe pressure from a clogged filter or oversized pump, reopening repaired joints.

Surface repair versus root repair

Picture water escaping through a crack in the concrete behind the tiles and showing in the grout. A surface repair regrouts and stops the visible sign for a while, but water still finds its way through the concrete. A root repair removes the tiles in that area, treats the concrete crack, rewaterproofs and re-tiles. It takes longer but actually solves the problem.

How to restart the investigation

  1. Collect the pool's history, including previous repairs, locations, materials and when the leak returned.
  2. Repeat the bucket test and compare the current loss with before the repair. A smaller loss may mean one source was fixed and another remains.
  3. Pressure test every pipe line, even those assumed sound.
  4. Dye test the previous repair to see whether it failed or the source lies elsewhere.
  5. Check fittings and features, including lights, skimmers, returns and the main drain.
  6. Assess structure and soil if cracks return in the same places or paths are settling.

This order looks long but costs far less than a third or fourth repair in the wrong place. See our guide to professional detection steps.

Why pinpointing matters more than the repair

A good repair in the wrong place achieves nothing. Many repeat cases began with a guess, such as assuming the tiles leak because the grout is worn. An old pool may have worn grout in many places without it being the main source of loss. Proper pinpointing proves the source with more than one piece of evidence, such as a pressure test, a dye result and level behaviour. When they agree, confidence is high; when they conflict, another source is still hidden.

Useful rule If whoever repairs your leak cannot explain how they proved the source, the diagnosis may be a guess.

Steps that stop it happening again

  • A written report naming the source, how it was proven and exactly what will be repaired.
  • Pool-rated materials suited to heat and chlorine, named in the quotation.
  • Treating structural causes such as settlement, not just sealing the crack.
  • Respecting curing time before refilling.
  • Correct system pressure with a clean filter and a properly sized pump.
  • Post-repair testing with level monitoring and a bucket test after normal running.
  • A written warranty stating what is covered and how follow-up works.

What about the previous repair and its warranty?

If you hold a written warranty from whoever did the repair, check whether a return at the same point is covered. If the new leak is elsewhere, it may not be a failed repair but another source the earlier inspection missed. Clear paperwork protects you either way, so keep photos from before and after, plus the quotation and report.

At YAM Pools we handle recurring leaks with a full inspection from scratch, covering pressure tests on every line, previous repairs, fittings and features. We then provide a report, a written quotation and a written warranty on workmanship and waterproofing, across Riyadh and all Saudi cities. Learn more about our leak detection and repair service.

Checklist
  • Gather the history of past repairs.
  • Re-test every line and fitting from scratch.
  • Make sure the source is proven by more than one test.
  • Ask for the cause to be treated, not the symptom.
  • Keep the report, photos and warranty.

Frequently asked questions

Does a recurring leak mean the last repair was poor?

Not necessarily. The repair may be fine while another source was never tested. A full inspection shows whether the same point failed or the problem lies elsewhere.

Why does the crack reopen in the same place?

Usually because of ongoing movement in the structure or soil, or a rigid material used where flexibility is needed. Sealing without treating the cause lets it reopen.

How long should I wait before judging a repair?

Monitor the level under normal running for a reasonable period and run a bucket test. Judging in the first couple of days may be misleading.

Do I need to drain the pool to re-inspect?

Usually not, as most tests are done with the pool full. Draining is needed only for floor repairs or wide treatment.
