Repairing a pool leak is not one task but a chain of linked steps, and each one affects the final cost. Owners who understand the chain ask the right questions, understand why one quote is higher than another and make sure the repair is final. This article walks with you from the first sign you notice to the day you receive the pool back with a written warranty, explaining at each stop what drives the scope and the cost.

Stop one: the signs that raise suspicion

  • Faster water loss than usual, especially in mild weather when evaporation cannot explain it.
  • Frequent top ups or an unexplained jump in the water bill.
  • Damp or pooling water around the pool or nearby garden.
  • Loose or hollow tiles, or missing grout in certain areas.
  • Visible cracks in walls, floor or the surrounding deck.
  • Air in the pump or bubbles from return jets, which can point to a suction line leak.
  • Difficulty balancing chemistry because fresh water keeps going in.

One sign means watch closely. Two or more mean it is time for an inspection.

Stop two: how the source is found

  1. Confirm a leak with a test that separates it from evaporation.
  2. Shell or pipework: compare loss with the pump on and off.
  3. Find the level: if water drops and then holds at a line, the leak is often at that height.
  4. Local testing: dye around suspect fittings, cracks and grout.
  5. Pressure testing of each line separately.
  6. Close visual inspection of the plant room, deck and tiles.

The result is a report naming the source or sources and their nature. See engineering leak detection steps.

Stop three: what sets the repair cost

  • Type of source: fitting, joint, line, grout, surface crack, structural crack or failed waterproofing.
  • Access: a source inside the shell differs from one under a stone or marble deck.
  • Draining: which adds draining, cleaning, refilling and rebalancing.
  • Surrounding damage: whether tiles, waterproofing or soil near the source are affected.
  • Materials: sealing, waterproofing and refinishing products.
  • Refinishing: restoring tiles or deck after opening, and whether matching tile is available.

Does the pool need draining?

Not always. Plant room leaks and lines under the deck usually do not. Some fittings near the surface only need the level lowered. Floor cracks, waterproofing failure or main drain leaks usually need a full drain.

Stop four: doing the repair properly

A proper repair treats the cause, not the symptom. Sealing a crack from the top is not enough without knowing why it cracked.

  1. Prepare the area and remove damaged finish down to a sound layer.
  2. Treat the cause: replace the joint, seal the fitting, treat the crack with flexible materials or repair the structure.
  3. Apply waterproofing with generous overlap onto sound surrounding waterproofing.
  4. Allow proper curing time for the materials and weather.
  5. Retile or refinish with immersion rated materials.
Important: quick repairs done without removing damaged finish, or without enough curing time, are the most common reason leaks return. Ask about each step before approving.

Stop five: testing and warranty

  • Pressure testing of repaired lines.
  • Monitoring the water level after refilling for a suitable period.
  • Confirming pump and filter run without air or leaks.
  • Balancing the new water.

Then comes the written warranty, which should define the covered work clearly and how any later issue is handled. A verbal warranty does not protect you.

The risk of postponing

Every stop above becomes harder and bigger with delay. A postponed leak washes soil, weakens tiles, widens cracks and can reach nearby foundations. A leak from one source can become several, making detection itself longer and more complex.

Journey summary

  • Notice the signs and log daily water loss.
  • Get engineering detection before any repair quote.
  • Understand your cost drivers: source, access, draining and surrounding damage.
  • Make sure the repair treats the cause and allows proper curing.
  • Do not accept handover without a test proving the leak has stopped.
  • Insist on a written warranty.

YAM Pools covers every stop: engineering detection, a written quotation, supervised work, testing before handover and a written warranty. We serve Riyadh and all Saudi cities.

Frequently asked questions

Is leak repair always cheaper than full renovation?

Usually, especially when the source is single and found early. If waterproofing has failed generally or there are many sources, full renovation can be the better value.

How do you find the exact source?

Through a sequence of tests: separating evaporation from leaking, comparing loss with the pump on and off, dye testing and line pressure tests, plus careful visual inspection.

Does the pool have to be drained?

Not always. Pipework and plant room leaks usually do not need it. Floor cracks, waterproofing failure or main drain leaks usually do.

Why do leaks sometimes return after repair?

Usually because the visible spot was treated rather than the real source, or materials did not get enough curing time. Accurate detection and correct execution prevent this.
