When villa owners discover their pool is leaking, the first question is how much the repair will cost. The usual reply is "it depends", which is true but unhelpful unless you know what it depends on. The cause and location of the leak are the two biggest cost drivers, more than the pool's size. A leaking joint in the plant room is one thing. A crack in the shell floor is something else entirely. This article walks through the common causes one by one and explains how each shapes the work and the cost.

General factors behind treatment cost

  • Leak location: the harder it is to reach, the more work involved.
  • Need for draining: some repairs happen with the pool full, others need a partial or full drain.
  • How long it has leaked: an old leak has often affected soil or surrounding layers.
  • Number of sources: sometimes there is more than one.
  • Previous repairs: quick fixes from the past may need removing first.

Leaks from pipework

Pipework carries water from the pool to the pump and filter and back. Leaks here are among the most common, especially in older pools or where lines run under decks that have settled.

Cost effect: a leak in the plant room or an exposed section is relatively simple. Under the surrounding deck, it needs precise location by pressure testing, a limited opening, the repair and reinstated finishes. If lines are corroded along their length, replacing the run may beat repeated repairs. A typical sign is faster water loss when the pump runs, or damp deck between the pool and plant room.

Leaks from fittings

Fittings are anything that passes through the shell: skimmers, return jets, main drain, light niches and spa jets. Each is a point where two materials meet, and heat and time can break the bond.

Cost effect: often among the cheapest leaks to treat when caught early, since work focuses on sealing around the fitting. If water has seeped around it for a long time, nearby tiles and waterproofing may also need attention.

Leaks through grout and tiles

Grout is not the waterproofing layer, but when it wears, water reaches the layers beneath constantly. With sound waterproofing below, there is no leak outward but tiles start loosening. With weak waterproofing, a leak follows.

Cost effect: sound waterproofing means regrouting and refixing loose tiles. Damaged waterproofing means removing tiles in the area, repairing it and retiling. See pool leaks through tiles.

Leaks from cracks and failed waterproofing

This type affects cost most. Cracks in the concrete shell may be surface hairlines or deeper structural cracks caused by soil settlement or movement. Generally failed waterproofing means water escapes in several places.

Cost effect: surface cracks take flexible repair materials and local waterproofing. Structural cracks need engineering assessment of the cause, then structural repair, then waterproofing and tiling of the area or the whole pool. Widespread waterproofing failure usually means full renovation.

Does delay raise the cost?

Clearly yes. Leaks grow because escaping water washes soil away and creates voids, water behind tiles weakens adhesive, small pipe cracks widen under constant pressure, water and chemical bills climb, and damp can reach nearby foundations or walls.

Tip: before calling anyone, run a simple test to tell evaporation from a leak. See the bucket test and other leak tracing methods.

How to get an accurate quote

  1. Record daily water loss and note whether it increases when the pump runs.
  2. Book a site visit covering the shell, pipework and plant room.
  3. Insist the leak source is identified before any repair quote, since a quote without it is guesswork.
  4. Ask for a written quote stating the source, method and materials.
  5. Confirm a written warranty on waterproofing and repair.

YAM Pools identifies the leak source first, then provides a written quotation for the treatment that fits the cause, with a written warranty on waterproofing and workmanship. We serve Riyadh and all Saudi cities.

Frequently asked questions

Is the first site visit free?

Yes. We visit to assess the pool and define the steps needed, then send a written quotation with no obligation.

Is the cost the same for every leak?

No. It varies with the cause, location and whether draining is needed. A plant room joint is very different from a structural crack in the floor.

Does the price include a warranty?

Yes. We provide a written warranty on waterproofing and repair work, with details set out in the quotation before work starts.

Why must the source be found before quoting?

Each cause needs a different treatment. A quote without a confirmed source may fix the wrong spot and the leak returns.
